I organize all transaction documents into a concise transaction file that is easily understood and utilized at closing. I ensure that all required documentation is completed. I verify document accuracy and completeness. I maintain the transaction file according to broker/ client and legal requirements. I distribute all documents to appropriate parties. I create accurate, complete transaction files that I distribute to my Broker / Clients in a timely manner so that they walk into their closings completely assured that the transaction is completely ready for signatures and disbursement of funds.
Deadline Tracking and Compliance:
I monitor all contractual deadlines. I send reminders to all relevant parties about upcoming deadlines. I track contingency periods and coordinate their removal. I ensure commission agreements are properly documented. I maintain compliance with broker / client policies and procedures. I track legal requirements and disclosures.
Coordination with Third Parties:
I communicate with escrow / title companies. I coordinate with lenders on financing requirements. I schedule inspections and appraisals. I coordinate with home warranty companies. I communicate with homeowner’s associations for required documentation. I liaison with closing attorneys.
Client Communication:
I provide timely updates to all parties involved within each transaction. I answer procedural questions about the transaction when required.
